There are many things you need to add to your checklist when you want to rent out a property in the UK – but one thing that is vital to tick off that list is securing a valid Landlord Gas Safety Certificate (CP12 Certificate.) 

Is the CP12 Landlord Gas Safety Certificate a legal requirement?

It is absolutely essential to get a Landlord Gas Safety Certificate, as under the Gas Safety Regulations 1998, landlords are legally required to have all gas appliances, flues, and associated pipework inspected annually. 

This CP12 Gas Safety Certificate also helps protect your property and tenants from a possible leak or accident. 

If you do not have a gas supply or appliances in the property, you do not need a gas safety certificate. 

Here’s everything you need to know about landlord gas safety certificates in 2026: 

• Only a Gas Safe Registered (CORGI) Engineer is legally authorised to carry out the inspection required for the Gas Safety Certificate. We are gas safe registered at DR Gas Works, you can book in here. 

• Appliances that are checked include: gas boilers, gas fires, water heaters, gas cookers and hobs, pipework, flues and chimneys serving gas appliances. 
• The inspection ensures each appliance is operating correctly and is safe to use, is installed properly, has adequate ventilation and is burning gas efficiently. The Gas Safre engineer also checks the gas readings are safe and sufficient and is not leaking carbon monoxide or gas. 
• Landlord must arrange and annual gas safety inspection
• The landlord must supply new  tenants with a copy of the latest Gas Safety Certificate and provide all current tenants with a copy within 28 days of the latest inspection
• It is also imperative to keep records of each inspection for at least two years

Why does your property need a gas inspection every year? 

Gas appliances are like any other appliance and will naturally wear over time, which allows for faults to develop, often without obvious warning. 

Regular inspections reduces the risk of dangerous issues such as: 

• Gas leaks
• Carbon monoxide poisoning
• Fires
• Explosions
• Appliance breakdowns

How would a landlord fail a CP12 Gas Safety Certificate? 

If your gas safe engineer spots a gas leak, faulty or damaged appliance or one that has been incorrectly installed, incorrect gas pressure or safety device, unsafe combustion readings or inadequate ventilation – the certificate will not be given. 

In addition if the appliance or issue is classed as Immediately Dangerous or At Risk, your engineer may disconnect it until the repairs have been completed. 

The CP12 certificate will be issued either when the repair or issue has been completed, or another inspection has been carried out.
